services you want and need to find and buy your new property 24 hours a day/7

below. I can meet with you at our office or contact you by telephone/email to
arrange for immediate viewings of selected properties. Or, if you are not quite
ready to buy yet but would like to begin monitoring new listings, I can set up a
personal search site for you to see all new listings that match your criteria as
soon as they are listed. Your site will have virtually all of the detail
available to realtors including addresses, photos and maps – most clients have
found this service vastly superior to surfing on their own using mls.ca or
realtor.ca. You can either call/email me to identify your search criteria using
the Property Watcher Form.
It may seem strange, but this is one of the
first questions I will ask you. If you are already working effectively with
another realtor, I will suggest that you continue to use that realtor for your
property purchase. On the other hand, if you are unhappy with the service you
are receiving from a realtor, I will be glad to provide you with the services
you require. However, I will only work with you as your sole realtor. The
reasons why this is in your best interest are discussed below.
Reason 1. Your own buyer realtor will take the time to
fully understand your needs and find all properties that meet your needs.
It takes time to share the information with a realtor to define
your property needs effectively. Once this has been done, your agent can search
for all of the properties for sale that will meet you needs on an
on-going basis.If you go from one realtor to another - at open houses, or by
calling up about advertised listings - you will very likely miss out on many
properties that would be found using a proper search.
Reason 2.
Your own buyer realtor will focus on your
needs, not those of the seller.
Unless you obtain your own buyer realtor, the realtor you contact
at an open house, or through an ad, etc. will really be the seller’s agent. This
individual has a legal responsibility to their principal, the seller, to do
everything possible to sell the property on the seller’s terms. They legally
cannot and will not represent your interests. Furthermore, they are obligated to
communicate anything that you tell them to the seller, if it would be beneficial
in negotiating the sale. This could include seemingly innocent comments you
might make to them about price, how much you “love” the house, etc. You may be
unknowingly undermining your future bargaining ability.
Reason 3. Most realtors will not commit any time or
resources to buyers who are trying to use other realtors at the same time.
It takes a considerable amount of time and expense to work with a
buyer to purchase a property. Most of this investment is incurred by realtors
before an offer is made. In many cases, a sale may not result and the realtor
must accept the loss of time and money invested as the “cost of doing business”.
Unless you are willing to commit to a realtor as your buyer representative, you
should not be surprised if they are not willing to invest their time and money
in you. It is unethical for a realtor to knowingly attempt to establish an
agency relationship with a buyer or seller who is already being served by
another realtor.
While few things in life are really free, my realty services for
you as a buyer come at no cost. This is because the seller always pays the
entire real estate commission. You will never pay me a cent for all the time and
money I spend helping you find and buy your next home or property. So why would
